Apartment in Milan semi-center area, value $800,000 Annual rent €24,000 gross ART CAPITAL rent $56,000 net

Investment for residential use:

A saver who has saved an amount of $400,000 will be able to live in cities like Naples, Rome, or Milan, central area, by buying an apartment with a mortgage:

- Monthly installment amount = $2,956.96

- Number of installments = 360

- Total of installments = $1,064,504.08

- Interest = $264,504.08

- Financed capital = $800,000.00

- Duration of the mortgage = 30 years (monthly installment)

- Interest rate = 2% per year

Or

- Monthly rent payment of about $2,200

- €2,200.00 x 12 months = $26,400.00

- €2,200.00 x 36 months = $79,200.00

In the 1st case, for 30 years, there will be a monthly debt of about $3,000 plus maintenance costs, taxes, etc. The house will effectively belong to the bank (in case of financial problems, the bank retains the property) or the state in case of tax problems, not to mention the entrepreneurial risks (if the saver is an entrepreneur) of bankruptcy seizures or various foreclosures.

In the 2nd case, at the end of three years or on an average of 10 years, the saver will see his savings eroded and instead of $400,000, he will have: $320,800 after 3 years, $136,000 after 10 years. Savings that will be zeroed after 15 years of rent.

The saver with ART CAPITAL will have another way to go to live in the center of his city:

The purchase of the ownership of an artwork by a world-renowned author (present in museums, leading art galleries, international exhibitions, international auctions), the same guaranteed (without uncovered) for theft or damage to the artwork thanks to coverage with a primary insurance policy (LLOYD’S LONDON with the saver as the beneficiary) for a value equal to the price currently on the market and in any case never lower than the amount paid by the saver.

This artwork the saver will place in the chosen apartment. This artwork will give the saver the possibility to receive a monthly income of $2,300.00 a month, an amount that will fully cover the expense for the apartment's rent.

At the end of the contract with ART CAPITAL the saver can:

- Return the artwork and regain possession of the initial $400,000.

- Renew the financial instrument (through a new contract with a different artwork with the same income) for another three years and so on.

- He will not have problems with house maintenance or risks related (if the saver is an entrepreneur) to bankruptcy seizures or various kinds of foreclosures, as only the possessor but not the owner.
